About the Homes
Resilient Homes will offer 15 brand-new homes in Midland Beach and South Beach, Staten Island. Designed for first-time buyers only, the development includes a mix of one-family and two-family homes.
The Homes at a Glance
15 homes and 23 residences: 7 one-family homes and 8 two-family homes.
1 to 3 bedrooms: approximately 800 to 2,270 square feet per building, depending on the model.
About 10 floor plans: varied layouts across the 15 sites.
Two-family homes: an owner’s residence plus a separate apartment that may provide rental income to help offset monthly costs.
Outdoor space: private yard space with every home.
On-site parking: most homes have two parking spaces per residence; some have one due to lot constraints.
Accessible homes: one home is designed for a buyer with a mobility disability, and one is designed for a buyer with a vision or hearing disability.
How the Homes Are Built
The homes are modular. Each home is constructed in sections inside a factory, where the framing, insulation, wiring and plumbing are installed indoors with factory quality checks. The modules are then transported to Staten Island and secured to permanent raised concrete foundations.
Wood-framed construction
Raised concrete foundations
James Hardie-type fiber-cement siding
Asphalt-shingle roofs
Vinyl-frame windows
Insulated exterior doors
All-electric heating, cooling, and hot water
Designed for Coastal Resilience
These homes are designed for Staten Island’s shoreline communities and are built above the required flood elevation. Living areas and mechanical equipment are elevated to help protect the home’s essential systems during severe weather.
Homes built above the required flood elevation
Mechanical systems kept above flood risk areas
Multi-hazard climate-risk review completed during design
Because the properties are located in a FEMA flood zone, mortgage lenders require flood insurance.
Energy Efficiency and Healthy-Home Features
The homes are being certified under Enterprise Green Communities, a national green-building standard for affordable housing.
Energy-efficient heat pumps for heating and cooling
ENERGY STAR appliances and energy-efficient lighting
Low-flow faucets, showerheads and toilets
Fresh-air ventilation, moisture control and pest-prevention construction
Efficient plumbing layouts designed to support water-use and leak monitoring
Durable and Easier to Maintain
Materials were selected to perform well in a coastal environment. Fiber-cement siding resists moisture, rot, insects, fire and salt air better than many conventional exterior materials. Factory construction also keeps framing and insulation protected from rain and snow during assembly.
Each buyer will receive a resident manual, a walkthrough of the home’s systems and a limited seller warranty explained before closing.
